21 Jul Self-build is a great way to get exactly what you want
People from all walks of life can self-build their way to their dream home. You may be telling yourself that it’s completely out of scope for you, however 13,000 homes are self-built annually in the UK – many with the help of a project manager. Self-build can be a cheaper and more cost-effective way into homeownership.
If you’re looking to move or buy a home, why not consider that by self-building you can have a dream home, tailored to your preferences, lifestyle or a home that reflects your priorities (such as being super energy efficient) and built to your budget.

When you’re trying to decide between buying an existing property or purchasing a plot and building your own, it might not feel like an easy decision to make.
We’ve put together 5 benefits to building your own home, to help you decide if self-building, with a project manager, could actually be for you.
Completely customised to your needs
Most important for any self-build project is to focus on creating your home, rather than just building a house. When looking for a new home you’ll have things in mind that you just can’t live without, and you’ll find many properties that have some of the things you want but not all of them, or they just lack in the layout that you know will work best for you – you are having to make compromises.
By building your own home you can write up a wish list of things that would make your house a home.
Saving money now and in the long run
One of the biggest benefits of a self-build project that many don’t realise is that you won’t have to pay stamp duty on the building costs or on the property value when your project is complete. You can also reclaim virtually all VAT at the end of the project. You also don’t need to have all the money upfront. Mortgages are available for land purchases and for the build, with some that release funds across the build cycle by set milestones.
By instructing a project manager they can help to ensure that your budget for the build is adhered to by comparing supplier costs and negotiating on your behalf, whilst also cutting down on the time it could take to complete your build.
Create a space that is more energy efficient
The cost of living is sky rocketing, homes that are more energy efficient can make a huge difference to your finances in the long run. By building your new home you can make it energy efficient from the get go.
Your project manager can help you to source recycled materials, consider things like insulation and dual-flush toilets, quality doors and windows, lower voltage lighting, and help you to consider more cost-effective energy sources such as installing solar panels and heat pumps.
Love an area but haven’t seen your dream home
You may have your heart set on an area, but the current properties are out of your price range, or your dream home just doesn’t seem to exist here. Check out the plots available in the area and envisage your dream home standing on it.
Your project manager can help to advise on what to look for in a plot, it may be something that you can demolish such as an existing barn with a decent sized floorplan, or a plot of land amongst existing homes (such as homes selling off their additional garden space as a plot) – these plots will be easier to connect to services.
Low maintenance
With everything installed new such as electrics, plumbing and appliances, you’re not likely to need to fork out to maintain these within the first 10 years. Many things will come with warranties, with some builders able to offer a new construction warranty where issues relating to the construction are covered giving you peace of mind that everything is covered.
Building your own home can feel like an enormous project to take on. We are here from the offset to help you take the right path, to help make your dreams a reality.
