When you’re trying to decide between buying an existing property or purchasing a plot and building your own, it might not feel like an easy decision to make.

We’ve put together 5 benefits to building your own home, to help you decide if self-building, with a project manager, could actually be for you.

Completely customised to your needs

Most important for any self-build project is to focus on creating your home, rather than just building a house. When looking for a new home you’ll have things in mind that you just can’t live without, and you’ll find many properties that have some of the things you want but not all of them, or they just lack in the layout that you know will work best for you – you are having to make compromises.

Saving money now and in the long run 

One of the biggest benefits of a self-build project that many don’t realise is that you won’t have to pay stamp duty on the building costs or on the property value when your project is complete. You can also reclaim virtually all VAT at the end of the project. You also don’t need to have all the money upfront. Mortgages are available for land purchases and for the build, with some that release funds across the build cycle by set milestones.

With everything installed new such as electrics, plumbing and appliances, you’re not likely to need to fork out to maintain these within the first 10 years. Many things will come with warranties, with some builders able to offer a new construction warranty where issues relating to the construction are covered giving you peace of mind that everything is covered.
