Chaucer Homes are delighted to hear of the Government’s new plan to help more people build their own homes. These new initiatives demonstrate the Government’s growing support of the new home sector in England, with hopes of creating 30,000 – 40,000 additional new homes a year.
A new “Help to Build” scheme will allow homeowners a greater choice over the design and requirements of their project to meet their specific needs e.g., more office space for homeworkers or more bespoke facilities for the elderly.

This “Help to Build” mortgage will be launched to enable people to custom build a new home with only a 5% mortgage deposit. It will be in the same vein as the “Help to Buy” scheme which has been hugely successful.
This new scheme is likely to open up a whole new segment of young professionals and first-time buyers who have been most affected by rising house prices and the lack of affordable housing. From the enquiries we receive and the general appetite for building one’s own home, we can see that this new scheme could have a huge impact on those looking to build their ideal home.
Major lenders have already signed up to the government’s new 95% mortgage guarantee scheme to help more people than ever on to the housing ladder. Lloyds, Santander, Barclays, HSBC and Natwest have launched mortgages under the scheme already with more likely to follow in the near future.

This new Government-backed scheme will help thousands of people who would like to build their own home but who have not yet considered it or ruled it out. Building your own home could no longer be the preserve of an exclusive few, but a mainstream and affordable option for people across the country.
The Government will back this new scheme with more than £150 million in new funding; the aim being to get more people onto the housing ladder and ensure homes are built to suit modern lifestyle requirements. In turn, this will provide an important boost for bespoke construction firms and related businesses and tradespeople.

One of the key aims behind this fantastic initiative is to bring genuine diversity to the housing market. Rather than the CTRL+C & CTRL+V of house types sprouting up everywhere, we are likely to see more uniquely designed properties. Long-term this will give home buyers more choice about the type of property they buy and, for those with ambition, good plans and smaller deposits, the ability to create their ideal home from the start.
Overall, we are in favour of anything which encourages creativity and uniqueness. The property market has long been full of homes which are not suitable for the changing lifestyles of home owners. The Covid-19 pandemic has reinforced the importance of flexibility within your home as more of us work from home more often; and that there is no ‘one-size fits all’ solution to providing homes.
